CONSTRUCTION PROCESS The success of any project is based upon a proactive process. We guide our Clients through the following process to ensure the success of our Client's project.
PERMITTING and PLANNING The success of any project will depend greatly upon the attention given to detail. Control of the following tasks will avoid getting to the end of the bid period and finding out that the project is over budget:
• Site planning and permitting; • Building design; • Cost estimating at schematic design; • Construction schedule.
PRE-CONSTRUCTION A project approach must be articulated before the actual construction begins. CMCS will assist in the following tasks to help maintain a manageable and successful construction process:
• Develpoment of construction plans and specifications; • Acquiring construction permits; • Pre-qualifying subcontractors; • Issuance of requests for bidding/pricing; • Assist in the evaluation of bids; • Award contracts; • Assist in creating the construction schedule.
CONSTRUCTION When we reach the actual construction phase of the project the team will realize the benefits of CMCS pre-construction input. The ability of the owner, the design professionals, and the lender to work together as a team will assure a project that is on schedule, within budget, and exhibit a level of quality that we will all be proud of. During project construction CMCS will monitor and appropriately address the following:
• Contractor/sub-contractor management; • Tracking long lead time supplies; • Change order requests; • OSHA and safety compliance; • Inspection of work-in-place; • Code compliance review; • Close-in inspections; • Quality control; • Maintaining schedule; • Cost control; • Written reports.
PROJECT CLOSEOUT CMCS will be a strong motivator to all parties to complete the project. We bring support to these important considerations to the completion of a project:
• Coordinate punch list preparation and follow up; • Secure warranty information from vendors and subcontractors; • Coordinate move-in with owner/contractor/subcontractors; • Perform 3-6-9-12 month inspections; • Follow up on warranty deficiencies.
